What do I need to do to get started with building a new home?

The first thing that you should do is get pre-approved with a lender. This is valuable information to have as you move onto the next step of setting up a builder meeting to discuss your needs. During that initial meeting, we’ll work with you to find the correct product for you and begin the process of building your new home. Connect with our preferred lender!

How much do I need to put down to purchase a home?

The amount of funds that you need to put down is dependent on your financial situation and lender. Typical amounts are 0 to 20%. Contacting our preferred lender, Sean Watt, or a lender of your choice to get pre-approved for a loan will provide the information needed to determine the amount required to purchase your home.

What is your process to build a Tanzanite Home?

Our process is broken down into stages that create a logical, straightforward approach to getting the answers needed to build your home. First, we’ll confirm the plans & specifications for your new home, then we’ll review any special requirements due to the location. From there, we’ll review & select exterior items, followed by interior selections. We leverage a software program to document all selections and facilitate communications with you throughout the entire build process and beyond. What are the general prices for the Tanzanite product lines?

Several factors such as location, plan, and upgrades will impact the pricing for your new home. In general, our Streamline prices typically fall between $275K and $400k.

What are your included features for each Tanzanite product line?

Quality and Attention-to-Detail are key components of all Tanzanite homes. All of our homes are built with quality products and features such as the Zip System, AdvanTech subflooring, Form-A-Drain, CertainTeed shingles, and many more standard items. As you review our product lines from Streamline to the Tanzanite Series, you’ll see an increasing number of features such as a fireplace starting in the Tanzanite Series, expanded backsplash options, upgraded appliance packages, flooring upgrades, etc. For detailed information, please contact a Tanzanite team member to review the material with you.

What are the areas that you build in?

We build in the Des Moines metro area, including communities such as Adel, Altoona, Ankeny, Bondurant, Carlisle, Clive, Dallas Center, Granger, Grimes, Des Moines, Indianola, Johnston, Norwalk, Pleasant Hill, Polk City, Urbandale, Van Meter, Waukee, and West Des Moines. We do also accommodate surrounding areas within approximately an hour drive of Urbandale.

What types of homes do you typically build?

We have a wide variety of plans that include ranch, 2-story, and 1 ½ story options. These plans can be adjusted to meet your needs for your specific lot type and price point. Our goal is to listen to your needs and determine a solution to meet those needs.

How long will it take to build a new house?

That depends. The complexity of your floor plan/selections, seasonal influences, permitting & lot preparation requirements, etc. all influence the time that it will take to build your new home. Once excavation has occurred, we will establish and communicate a closing date with you. Our Tanzanite product’s typical build time (once excavated) is 120 days.

What warranties are provided with the house?

Just prior to closing, you will have a final walk-thru/home orientation of your new home with one of our team members. During that walk-thru, you will receive a Digital Warranty Book with materials about specific warranties. Our goal is to take care of you, our customer. Although we have policies around a 30-day and 1-year warranty review, we are available to help with any situation. Are there any financial incentives to using the Builder’s preferred lender?

Yes, if you choose to use our preferred lender, Sean Watt, there are no closing costs or origination fees.
